Property Tax Assistance ProgramsYou may be eligible for a reduction of your taxes or a refund of rent if you qualify under one or more of the programs explained below. To apply, you may visit the San Juan County Clerk/Auditor's Office, 117 South Main Street, Monticello, Utah, or you may call the office at 435-587-3223 for an application. If you fall into one of the following categories, you may be entitled to some form of reduction on your property taxes or a percentage refund of your rent. Veteran's Exemption ProgramA veteran disabled as a result of military service, or the un-remarried
widowed spouse or orphaned minor children of a disabled veteran, or of a veteran
who died as a result of military service, may be entitled to a property tax
reduction of their real property (primary residence), and/or personal property
(motor vehicle, motor home, trailer, etc.). The service related disability must
be at least 10% and proof of the disability from the veteran's administration is
required. There are no income guidelines. Blind Exemption ProgramA person who is blind, or the un-remarried spouse or minor orphan of a
deceased blind person is entitled to a reduction of their taxes, regardless of
age or income. The $11,500 exemption of taxable value can be applied to the
combination of real property and personal property such as motor vehicles, motor
homes, trailers, etc. A statement from a licensed ophthalmologist is required
with the first year's application. Circuit Breaker ProgramA person who is at least 65 years old, or a widow or widower of any age, who
pays property taxes or rent and has a household income less than $26,157 for
2006, may qualify for a reduction of taxes. This includes mobile home owners. If
this is your first time to file, YOU MUST ATTACH PROOF OF INCOME: use the front
page of Federal tax return or another document such as a Social security summary
statement (if that is your only income). Hardship/Disability or Deferral ProgramsA disabled person, or a person who may have encountered extreme financial hardship, can apply for property tax relief, regardless of age. Applicants must meet certain minimum income requirements and offer detailed information regarding their financial situation. Tax reductions are granted at the discretion of the County Commission on owner occupied residences, including mobile homes. Deadline for Filing - September 1, 2006Note: Circuit Breaker applications received and approved before October 1, 2006 will have the deduction taken off of the 2006 tax bill. Under certain circumstances, Circuit Breaker applicants who file after October 1, 2006, need to pay their taxes by November 30, 2006 to avoid late fees and then request a refund for the amount allowed under the Circuit Breaker program. Property Tax Credit Applications need to be completed and returned to the Clerk's Office. A new application form is to be completed and signed each year in order for any credit to be given. Last year (2005) the County Commission granted $91,615 in tax relief to 172 qualified property owners.
